*The Lessee agrees to complete and sign the CORPIQ application that will be provided by the Lessor. There is a fee of $100 payable by the Lessee directly to the Lessor upon signing the application. Should the results be to the Lessor's satisfaction, the reimbursement of the $100 shall be applied to the second month's rent. The Lessee also understands that their Promise to Lease is conditional to the Lessor's approval of the above, otherwise, their Promise to Lease shall be rendered null and void and the $100 will not be refunded.

*The Lessee agrees to provide proof of rental insurance including civil liability for two million dollars for the entire term of the lease including any renewals, as well as proof of opening a Hydro-Québec account under their name prior to occupancy.

*The dwelling shall not be used as an AIRBNB including no short term rentals.

*There shall be no smoking inside the dwelling as well as no growing of cannabis inside the dwelling and/or around the boundaries of the immovable.

*There shall be no painting of the walls, no screws into the exterior facing doors, and a bbq is allowed in the backyard only.

*The concrete basement storage room is not to be used as a wine cellar. The second storage room where the hot water tanks are shall be shared with the Lessor.

*At the end of the term of the lease, the Lessee agrees that the dwelling will be returned in the same clean condition as when possession was taken.
